Permit for phase 1 Karel du Jardinstraat 61-65 granted

The integrated environmental permit for phase 1 of the redevelopment of Karel du Jardinstraat 61-67 has been granted. Phase 1 involves the renovation and redevelopment of the high-rise section (Karel du Jardinstraat 61-65). The former council building for the Zuid district of Amsterdam is being redeveloped into a complex of 53 apartments with various social/public functions available in the plinth.. The existing underground car park will remain in place and is intended for the users of the building. Both the front and rear façade are being renovated. Outdoor spaces for the apartments are being added to the rear façade. A collective roof garden for the residents of the building is being realised on the roof, and solar panels are also being installed there.

Part of the low-rise section (Karel du Jardinstraat 67) is being demolished to facilitate the building transformation activities. This space will be used to accommodate a mobile construction crane, materials storage facilities, construction traffic, and waste containers. The demolition activities for this part of the low-rise section are scheduled to start at the end of January or beginning of February 2018 and are expected to last for about 5 to 6 weeks.

Façade scaffolding will be installed for the high-rise section of the complex, which will be blocked off by barrier fencing to prevent unwanted climbing activities. This wooden barrier will also contain entrance gates and traffic signs. The contractor is scheduled to start with the interior demolition activities in mid-February 2018, and the demolition work will be carried out in progression from one storey to the next, going from top to bottom. In order to minimise the nuisance factor for the neighbours, openings will be made in the wooden floors to allow for the interior transport of waste materials to the ground floor. The waste materials will be separated on the ground floor, after which they will be removed via the sidewall (adjacent to the construction site that has been created) and carted off in waste containers placed outside. The total length of time needed for the demolition activities will be approximately 2.5 months. As the demolition activities will be carried out progressing from one storey to the next, it will be possible to start the construction activities during the demolition phase.

Taking into account a building time of approximately 12 months, phase 1 should be completed by the end of 2018 or beginning of 2019. Below, a rough overall planning schedule is presented for the phase 1 transformation process.

The construction activities will be carried out by our regular partner, the contractor H&R Bouw B.V from Amsterdam.
